Delta Hotel Montreal Parking Garage Restoration

The Delta Montreal Hotel is located at 475 Avenue du President-Kennedy, in Montreal, Quebec.

The site includes a 24-storey hotel tower, a landscaped second-floor podium structure covering the entire site, grade level retail, and an underground parking structure.

The landscaped podium structure is covered with large mature trees, interlocking paving, a fountain, an outdoor pool, and numerous planters. The podium structure is located above occupied hotel and retail space, and there were leaks and water infiltration from the podium into the space below.

A report commenting on the condition of the waterproofing and structure, and providing a list of recommended repairs and the recommended timeframe for those repairs was issued.

Entuitive also prepared tender documents for the restoration of the podium concrete and waterproofing repairs and acted as contract administrator for this work.

The hotel structure includes a four-level parking structure, which is predominantly below grade. Water infiltration through foundation walls, deteriorating expansion joints, and deteriorating concrete elements and other issues had been reported within the underground parking structure.

Entuitive conducted an investigation of the existing podium and underground parking structures to assess the condition of the existing structural elements, waterproofing, traffic toppings and expansion joints.
